• this is an option not used very often in Residential Real Estate or in Real Estate in general, if it is used, it is most often used in Development or Commercial transactions with very sofisticated client who feels that they do not need representation by a Real Estate Agent.  It is used every once in awhile in Residential Real Estate in a Dual Agency Relationship where the Buyers believe they have enough knowledge about the property they are interested in and do not feel as though they need a Realtors expertise 
• As a general rule it is never recomended regardless of how sofisticated of a Seller or Buyer you are to choose NO AGENCY, unless the transaction and yourself would benefit from it.
• Always get professional advice as to what having NO AGENCY means to you and your negotiating position before proceeding with it.
