Strata Property:
Strata Properties are defined in the Victoria Real Estate Board MLS System as:
- Condominiums
- Town Home
- Bare Land Strata
- Strata Duplex
- Strata Manufactured Home
- Strata Commercial
Condominiums:
- Condominiums are typically one level units with 1 or 2 bedroom configuartions
- Condominiums however can be more than one level
- Condominiums can also be Bachelors or 2 bed plus dens, even 3 bedrooms
- Condominiums are typically situated in the Urban Core.
- Condominiums are the most economical of all the Strata Propety Types
Town Home:
- Town Homes are either one or two level configuartions
- Town House developments are not as numberous as Condominiums
- Town Homes are usually 2 or 3 bedroom configurations
- Town Homes are usually more expensive than Condominiums
Bare Land Strata:
- Bare Land Strata's are to the naked eye a typical subdivision, however usually due to Land Constraints and Budget Restraints more lots are create under the stratification of a development therefore the Stratafication of the property is chosen.
- Usually the Roads are narrower
- Usually the Strata Development maintains their own roads and utillities.
- There is a contigency fund
- Property Values are very similar to that of a fee simple subdivision
Strata Duplex:
- A strata duplex is two connected dwellings, either verticle or horizontal that are on the same property, but can be sold separetly.
- The Strata Duplex's have to both maintan the properties common expenses, if there are any. Usually when the roof is redone for instance then both parties pay.
